# Can Moss Cause Roof Leaks?

Heavy moss cushions hold water against tile laps and force water sideways under the lap, where it can wet the felt or reach the batten timber. Left long enough, that path becomes a slow-drip leak into the loft.

## How moss creates a leak path

A properly-lapped concrete or clay tile roof relies on gravity: water hits the tile, runs down the surface, and shed off the leading edge onto the tile below. Heavy moss disrupts that path. Water pools behind the moss cushion, then finds the path of least resistance — which is often sideways under the lap.

Once water is under the lap, the underlay (either bitumen felt on older properties or breathable membrane on newer ones) is the last line of defence. Underlay is designed to shed occasional water, not to be permanently wet. Sustained exposure eventually leads to drips into the loft, wet insulation and — in the worst cases — timber rot at the batten or truss.

## Where leaks show up first

Moss-related leaks rarely announce themselves loudly. Watch for damp patches on ceilings near external walls, stained loft insulation, and dark marks on batten timbers when inspecting from inside the loft with a torch.

## Preventive action pays back fast

Treating a mossy roof before it leaks costs a few hundred pounds. Repairing water damage to plaster, insulation and — worst case — structural timber runs into thousands. This is the strongest financial argument for scheduled roof cleaning.
