Typical 2026 price bands

These are honest fixed-price ranges for a fully insured soft-wash service including biocide treatment and gutter clearance. They exclude scaffold-hire where required.

  • Mid-terrace, 2-bed: £350–£500
  • Semi-detached, 3-bed: £450–£750
  • Detached, 4-bed: £650–£950
  • Large detached, 5-bed+: £900–£1,200
  • Bungalow: £300–£550
  • Additions per feature (dormer, valley, complex roof): £75–£150

What drives the price up

The biggest single factor is roof area, but access difficulty is a close second. Properties with restricted rear garden access, adjoining fences, sloping ground or overhead cables all require more setup time. Very thick moss adds physical scraping time. Fragile older clay tiles add care and slow down the operation.

What should never appear as an extra

Gutter clearance should be included in every quote — moss removal inevitably fills the gutters. Biocide treatment should be included on any 'full clean' — a moss scrape without biocide is a 12-month fix, not a 5-year one. Sheeting and plant protection is standard. Written quote and public liability certificate should be included on request.

How to compare quotes fairly

Ask each quoting company: what pressure will you use, what biocide product, does the price include gutters, and can I see your public liability certificate. Any hesitation on those four questions is a red flag. A slightly higher price from a properly insured soft-wash specialist almost always outperforms a cheap pressure-wash quote over any reasonable timescale.

Frequently asked questions

How much does the work discussed in this guide typically cost in Nottingham?
For most Nottingham properties, a full soft wash with moss removal and biocide falls between £400 and £950. Biocide-only treatments start around £250. Restoration work with re-colouring is a separate service and starts around £1,600. We provide fixed written pricing after a free inspection.
What treatment schedule keeps moss under control in Nottinghamshire?
A full clean every 3–5 years is standard. Roofs under tree cover, on north-facing slopes, or in the wetter west of the county often benefit from a biocide top-up at 24 months to hold results between full cleans.
Should I choose soft wash or pressure washing?
Soft wash. Pressure washing damages the tile surface, voids many manufacturer warranties, and forces water into places it doesn't belong. Soft wash is slower but preserves roof life and delivers longer-lasting cleanliness — the only method we use on domestic tile and slate.
How long will results last on my Nottingham roof?
Expect 3–5 years of visibly clean tiles and up to 5–7 years of heavy-moss control with a mid-cycle biocide top-up. Regular gutter clearance and trimming overhanging branches extend results further.
