When coatings make sense

Aged concrete tiles with intact structure but eroded surface coating are legitimate candidates. So are some clay tiles where cosmetic uniformity matters. In those cases a properly prepared, breathable, UV-stable coating restores appearance and adds a decade of usable life.

When coatings are a red flag

Cold-called quotes offering 'lifetime' coatings on any roof, non-breathable acrylics that trap moisture under the film, and coatings applied without prior cleaning are all warning signs. The industry has a genuine rogue-trader problem in this space — be sceptical.

Questions to ask before agreeing to a coating

Any legitimate coating quote should answer these questions in writing:

  • What product exactly is being applied — brand and reference?
  • Is it breathable (vapour-permeable)?
  • What surface preparation is included?
  • What manufacturer warranty applies, and to whom?
  • Can I see previous jobs from at least 5 years ago?
