How Long Does Roof Cleaning Last?
A properly soft-washed roof with biocide treatment typically stays moss-free for 3–5 years in the UK climate. Add zinc or copper ridge strips and that extends to 6–7 years. Regular biocide top-ups can extend it further still.

What determines longevity
Tree cover is the single biggest factor. A roof heavily shaded by mature deciduous trees is constantly receiving new spore load and organic debris — even a perfectly executed clean will look mossy again within 3 years. An open-aspect roof with south exposure in a sunny setting can look clean for 6+ years off the same treatment.
Method-by-method expectations
Not all cleans are equal. Here's what to expect from each approach:
- Full soft wash with biocide: 3–5 years
- Soft wash + zinc ridge strips: 5–7 years
- Manual scrape only (no biocide): 12–18 months
- Pressure wash (concrete tile): 12–18 months and tile damage
- Biocide-only top-up on already-clean roof: 2–3 years extension
Extending results between cleans
Annual gutter clearance, trimming overhanging branches, and scheduling a biocide top-up at the halfway mark of your normal cleaning cycle all extend visible cleanliness meaningfully.
