What pressure washing does to concrete tiles

High-pressure water at 1,500–3,000 psi strips the cementitious surface coating that gives a concrete tile its weather resistance and colour. Once that coating is gone, the porous aggregate underneath is exposed. The tile now absorbs more water, freezes more aggressively, and — critically — regrows moss faster than before.

The water ingress risk

High-pressure water directed at the wrong angle can drive water sideways under tile laps, saturating underlay and battens. On older properties with bitumen felt underlay, that saturation causes felt failure and loft leaks.

Where pressure washing works

Dense natural slate can tolerate controlled pressure washing at reduced pressure. So can dense fireclay quarry tiles and some heritage stonework. In every case the operator needs to be trained, the equipment properly set, and the tile structurally sound.

How to spot a bad quote

If a Nottingham contractor offers to pressure-wash your concrete-tile roof, walk away. It's an unambiguous red flag. Soft washing is the industry-standard method for concrete tile — there's no legitimate reason to use pressure on that surface.
