Inner-city Victorian terraces
Sneinton, Hyson Green, Lenton, Radford, Forest Fields — natural Welsh slate dominates. 100+ year old roofs are common. Extremely durable but with age-related nail-fatigue issues that need careful handling.
Edwardian and inter-war streets
West Bridgford, parts of Beeston, Mapperley Park — mixed clay pantiles and Welsh slate. Longer-lasting than post-war concrete but requiring more skilled tile-replacement work when repairs are needed.
Post-war outer suburbs
Arnold, Carlton, Bilborough, Bulwell, Aspley, Clifton — concrete interlocking tiles (Marley, Redland) dominate. Rated for 50–60 years, most are now 40–55 years old and squarely in the moss-treatment window.
New-build estates
Modern developments around Hucknall, Bingham, Cotgrave, Edwalton — a mix of modern interlocking concrete, composite slate and clay. Under 15 years typically need nothing beyond light biocide.
Conservation and heritage
Park Estate, parts of the Arboretum, and pockets around The Lace Market — heritage stonework, hand-made clay tiles and specialist slate. Any work here should be carried out by contractors familiar with conservation area constraints.
