Knowing your tile type informs every maintenance decision, from cleaning method to expected lifespan and moss susceptibility. Most Nottingham homes fall into one of four broad categories.
Concrete interlocking tiles
The dominant covering across post-war Nottingham suburbs. Marley and Redland are the main brands. Manufacturer-rated at 50–60 years, in practice most last 40–55 depending on maintenance. Highly moss-prone. Soft wash only.
Plain clay tiles
Common on Edwardian and inter-war housing across West Bridgford and older parts of Beeston. Longer-lasting than concrete (80–100+ years) but heavier and less forgiving of impact. Soft wash only.
Natural Welsh slate
Predominant on Victorian terraces across inner-city Nottingham. Extremely durable — 100+ years is normal — but original nail fixings may be brittle. Less moss-prone due to low porosity. Soft wash preferred, controlled pressure acceptable.
Composite and synthetic slate
Increasingly common on newer estates and conservation-area replacements. Lighter than natural slate, decent longevity but variable moss resistance. Soft wash only.
Not sure what you have?
Any professional inspection will identify tile type as the first step. From ground level, concrete tiles typically show interlocking side ribs; clay is smoother; slate is thin and near-black; composite slate looks like slate but often has visible mould lines close up.
