Cleaning Victorian Slate Roofs
Aged Welsh slate is remarkably durable — 100+ years is normal — but original iron nail fixings become brittle with age. Cleaning methodology must respect that reality: gentle chemistry, minimal physical contact, no pressure.

Aged Welsh slate is remarkably durable — 100+ years is normal — but original iron nail fixings become brittle with age. Cleaning methodology must respect that reality: gentle chemistry, minimal physical contact, no pressure.
The nail-fatigue problem
Victorian and Edwardian slate roofs across Nottingham's inner terraces were typically fixed with cut iron nails. After 100+ years those nails have oxidised. A slate that looks perfectly sound can drop off if disturbed — a phenomenon called 'nail sickness'.
Our approach
For heritage slate we use soft wash chemistry, minimal physical contact and very gentle rinsing. Any loose slate identified during the process is noted for follow-up repair rather than repositioned in situ.
When to re-nail rather than just clean
If more than 5–10% of a slate roof is showing slipped or loose slates, cleaning alone isn't the right answer. Re-nailing key areas — sometimes strip-and-relay of entire slopes with copper nails — extends life by decades.
Conservation area considerations
Many Nottingham Victorian streets fall within conservation areas. That doesn't restrict cleaning but does affect any subsequent tile replacement — like-for-like natural Welsh slate is normally required rather than composite alternatives.
